Before you sign, know what you’re actually paying.

Twenty-eight checks against your document’s own arithmetic and the federal rules that govern it — twenty-seven on a refinance, where there is no purchase contract to check against. Every one named below.

Loan Estimate → Closing DisclosureSection A — Origination
Processing fee$670 → $670
Underwriting fee$995 → $1,295
Credit report$44 → $44
Finding. Lender fees sit in the zero-tolerance group. This one rose $300 after your Loan Estimate. Unless the lender documented a changed circumstance, the rule says they owe the difference back — and you have 60 days after closing to ask.
$300.00 — possible post-closing refund

How it works

You see first if there are issues to verify, before you decide whether to purchase a report.

  1. Upload your Closing Disclosure

The only document we need. Add your Loan Estimate and contract if you have them — more checks, same price.

  2. Tell us buying or refinancing

One tap, plus your property type.

  3. Get your free scorecard

We’ll show you how many issues we find, what they are worth to you, and we flag anything we could not read.

  4. Decide before purchasing the report

Buy it to chase what we found — or to have every check written down, naming what each one measured and what it showed. One flat price either way.

  5. Receive your report in your inbox

Findings ordered by severity — confirmed arithmetic errors first, then potential rule violations — each marked changeable now, likely locked, a possible post-closing remedy, or needing another document.

All 28 checks, named

The whole list — the same twenty-eight your report scores itself against. Eighteen run on the Closing Disclosure alone; the rest need an answer, your Loan Estimate, your escrow account statement, or your contract.

Runs on your Closing Disclosure alone

Eighteen checks, no extra documents.

01Cash to Close reconciles with the closing cost total
02Monthly payment amortises the stated loan terms
03APR is not below the note rate
04APR agrees with the amount financed and payment
05Finance charge covers the interest the payments produce
06Total of Payments covers the payment schedule
07Amount financed does not exceed the loan amount
08Total Interest Percentage matches the schedule
09Discount points match the percentage printed beside them
10Monthly escrow matches the disclosed annual costs
11Prepaid interest matches the per-diem and closing date
12Tax and assessment prorations are correctly apportioned
13No charge appears twice under different names
14Lender fees are not stacked into overlapping charges
16Every figure used was read clearly
17The document is complete and legible
18The document is the one the checks assume

Unlocked by your initial escrow account statement

One check. A Closing Disclosure shows the whole opening escrow deposit, not the cushion inside it, so this is the only document that can settle it.

15Escrow cushion is within the RESPA limit

Needs one answer from you

Two checks, from the property type you pick.

19HOA charges match the property type
20No HOA charges on a property without an association

Unlocked by your Loan Estimate

Seven checks — including the only ones that can conclude money is owed back.

21The Loan Estimate describes this same transaction
22No zero-tolerance charge increased
23The 10% basket did not exceed its limit
24The correct Loan Estimate was used as the baseline
25Any revised Loan Estimate had a valid changed circumstance
26Every charge on the CD traces back to the Loan Estimate
29The interest rate matches your Loan Estimate

Unlocked by your purchase contract

One check, often the largest finding in the report.

27The CD reflects the price, credits and dates you agreed

Every finding carries one of these, so you know what is worth a phone call today.

See what we find. Then decide.

One price, whatever you upload.

Most Closing Disclosures are correct. That is worth having in writing.

If we find nothing, you will know before you pay — the scorecard shows it free. What the report gives you then is the verification: all twenty-eight checks named, each with the figure it was measured against and what it showed. The arithmetic on the largest document you will sign this decade, independently reproduced, on one page you can hand your lender, your agent, or your own file.

If the report misses what it promised, we refund in full.

Payments are processed securely by Stripe — StreamNavigator never sees or stores your card details.

What this does not do

Read this before you upload.

  • We do not say a fee is too expensive. Nobody publishes what an underwriting or settlement fee should cost, so we check arithmetic and federal rules instead of guessing.
  • Not every check runs on every closing. A document-only audit runs seventeen of twenty-eight. Your report says which ran, which were blocked, and which did not apply.
  • We read what you send. Lines we could not read are named in the free scorecard, before you pay.
  • Automated analysis, not legal or mortgage advice. Every finding shows its arithmetic or names its rule, so you can check it and take it to your lender or attorney.

Questions

Does this work for a refinance?
Yes. Twenty-seven of the twenty-eight apply identically. Only the contract check is skipped.
What documents do I need?
Only your final Closing Disclosure. Loan Estimates and contract are optional and free.
Does this work in my state?
Yes. All twenty-eight run on your document's arithmetic or on federal rules — identical in all fifty states.
Why not just tell me if my fees are high?
Because we would be guessing. Nobody publishes what an underwriting fee should cost, and calling a legitimate charge excessive three days before closing is worse than saying nothing.
How is this different from reading the document myself?
Reading tells you what you are charged, not whether it is right. The APR, the finance charge, the escrow cushion and the tolerance caps only fail when you recompute them.
Will you contact my lender for me?
No. Every finding names the charge, the amount and the rule behind it, so you can raise it yourself. Not a law firm, not legal advice.
What if you find nothing?
You will know that before you pay — the scorecard shows it free. Plenty of Closing Disclosures are correct, and the report says so the same way it would say the opposite: every check named, with what it was measured against and what it showed. That is a document you can put in front of your lender, your agent or your own file, and it is the reason a clean result is worth having in writing rather than being told over the phone. If the report misses what it promised, we refund in full.
